Overview
Gregory G. Vail is a partner of the Firm in the Landlord/Tenant division. He has specialized in all facets of landlord/tenant litigation since 1991. In addition to his broad experience in prosecuting residential non-payment and holdover proceedings, Greg is regularly involved in the defense of HP proceedings as well as the conducting of administrative hearings before the Department of Housing Preservation and Development.
Mr. Vail has been a partner of the Firm since 1998 and regularly represents clients such as the Trustees of Columbia University, Grenadier Realty Corporation and Glenwood Management Corporation.
Notable Decisions
Mr. Vail has been the lead counsel on the following important cases:
- Roosevelt Island Associates v. Guy Long, February 15, 2015- Landlord moved the court to compel tenant to pay use and occupancy in a holdover proceeding. Tenant cross-moved the court to dismiss the case claiming that his wife was a necessary party who was not named in the lawsuit. The Judge granted the Landlord's request and ordered tenant to pay retroactive and ongoing use and occupancy and denied the tenant's request to dismiss finding that his wife was not a necessary party. When the tenant failed to pay use and occupancy, the court entered money and possessory judgments in Landlord's favor.
- Herald Towers LLC. v. Perry, NYLJ February 7, 2003 p. 18 col. 1 (App. T. 1st Dep't). Obtained summary judgment based upon tenant's repeated failures to timely pay rent.
