Overview
Leonard focuses his practice on real estate, cooperative and condominium law, and general corporate matters. He counsels cooperative and condominium clients with respect to almost any matter that may arise in connection with their management and operations, including:- communication with shareholders and unit owners;
- the review, negotiation and preparation of all manners of contracts, including AIA construction contracts;
- negotiation of licensing and access agreements with neighboring properties;
- interpretation and amendment of governing documents;
- negotiation and preparation of commercial leases;
- mediation of unit owner and shareholder disputes;
- preparation of alteration agreements;
- attending and assisting boards with annual meetings, including facilitating and administering Zoom virtual meetings;
- handling from inception to closing the refinance of cooperatives' underlying mortgages, and loans secured by condominium units;
- facilitating the transition from sponsor control to independent control of co-op and condo boards; and
- assisting existing and newly established boards in developing governance policies to protect the long-term interests of their building.
Leonard also maintains a sophisticated practice representing clients relative to residential and commercial real estate transactions, assisting both first time home purchasers and sophisticated real estate veterans with purchases, sales, leasing, and financing.
