  • negotiation of licensing and access agreements with neighboring properties;
  • interpretation and amendment of governing documents;
  • negotiation and preparation of commercial leases;
  • mediation of unit owner and shareholder disputes;
  • preparation of alteration agreements;
  • attending and assisting boards with annual meetings, including facilitating and administering Zoom virtual meetings;
  • handling from inception to closing the refinance of cooperatives' underlying mortgages, and loans secured by condominium units;
  • facilitating the transition from sponsor control to independent control of co-op and condo boards; and
  • assisting existing and newly established boards in developing governance policies to protect the long-term interests of their building.

Leonard also maintains a sophisticated practice representing clients relative to residential and commercial real estate transactions, assisting both first time home purchasers and sophisticated real estate veterans with purchases, sales, leasing, and financing.
