Simkin & Associate's litigation practice focus upon real estate and business disputes. We have created a specialized niche as one of the foremost landlord-tenant firms in Los Angeles. Simkin & Associates is experienced in all facets of real estate and business disputes from quiet title actions, specific performance, construction defects, home owner and condo associations, realtors, mechanic's liens, fraud, rent control issues, wrongful eviction, abuse of process to unlawful detainer (eviction) actions and just about anything else involving a contract, paper, promise, money and/or real estate.

Mr. Simkin has prosecuted and defended 1000's of unlawful detainer actions. These evictions have involved almost every conceivable issue which may arise in a commercial or residential landlord-tenant context. Our clients range from owners of large public markets such as the Grand Central Market or the "Fashion Alley", shopping centers, office buildings, shared tenant facilities, industrial sites, strip malls, apartments, single family homes. We have evicted everyone from a squatter, roommates, ex girlfriends, and family members.

Simkin & Associates also has a probate and conservatorship department to assist you to transfer property whether by will, intestate (no will) or by a trust. We also provide advice concerning asset protection which can protect assets from creditors and minimize tax issues so more of your estate can pass to your heirs.

Mr. Simkin is a member of AILA, the American Immigration Lawyers Association, and has a unique practice assisting Canadians who want to work or live in the U.S. He can assist both businesses hiring Canadians and individuals to legally enter, live, and work in the United States.

An attorney will personally handle every aspect of your case from our initial meeting through the final resolution of the matter. We strive to demystify the U.S. legal system and obtain your goal as efficiently, accurately and as cost effective as possible. More importantly, we listen to our clients, working with them to craft an amicable resolution or when pursuing the matter to judgment.

We have substantial court experience, including with jury trials and appeals. We fight for our client's rights!

How do I choose a lawyer?

Consider the following:

Comfort Level
- Are you comfortable telling the lawyer personal information? Does the lawyer seem interested in solving your problem?

Credentials
- How long has the lawyer been in practice? Has the lawyer worked on other cases similar to yours?

Cost
- How are the lawyer's fees structured - hourly or flat fee? Can the lawyer estimate the cost of your case?

City
- Is the lawyer's office conveniently located?

Not sure what questions to ask a lawyer?

Here are a few to get you started:

  • How long have you been in practice?
  • How many cases like mine have you handled?
  • How often do you settle cases out of court?
  • What are your fees and costs?
  • What are the next steps?

Want to check lawyer discipline?

It is always a good idea to research your lawyer prior to hiring. Every state has a disciplinary organization that monitors attorneys, their licenses, and consumer complaints. By researching lawyer discipline you can:

  • Ensure the attorney is currently licensed to practice in your state
  • Gain an understanding of his or her historical disciplinary record, if any.
  • Determine the seriousness of complaints/issues which could range from late bar fees to more serious issues requiring disciplinary action.
