Hired Attorney Joseph H. IV Langerak 2020-2021Joe Langerak and Chris Wischer were hired for a simple HOA violation dispute. Our experience with this firm has been a nightmare and they could not have handled our case any worse. Our first attorney Chris Wischer missed 90 % of our hearing and was not able to defend or advance our position but yet Invoiced us for $20,0000. We hired Joe Langerak for litigation who turned out to be even worse by showing extreme conflict of interest by sabotaging our case. These attorney's were were not trustworthy, dishonest and unreliable. They did not address building code violations, knowingly used fake plans, threw out all of our supportive evidence. For the trial Joe used the defendants contractor as our expert witness with out our approval. The contractor lied about not needing permits for a 6 ft wall with shower, plumbing and electrical attached. The contractor also lied on his permit for the neighbors pool bath house. Joe did not correct the contractors statements, accepting it as truth. We were ill advised concerning our survey, never informed of our right of judicial review. We were never given sufficient notice to review information before it was due. For the post trial brief, we were never given the opportunity to view our brief before being submitted. Had we seen it before hand we would have never approved. Joe was rude often yelling at us showing little respect. On the day of our trial we received a letter of engagement from SKO stating that we waive our rights to conflict of interest even if we don't sign the contract. Other than the first initial billing this firm held off 5 months before hitting us with over $100,000 in fees, which we have been disputing. I feel it is my civic duty to warn people that this sort of practice actually goes on, in this day and age. We feel this practice is totally unethical and would never recommend these attorneys for anything.

How do I choose a lawyer?
Consider the following:
- Comfort Level – Are you comfortable telling the lawyer personal information? Does the lawyer seem interested in solving your problem?
- Credentials – How long has the lawyer been in practice? Has the lawyer worked on other cases similar to yours?
- Cost – How are the lawyer's fees structured — hourly or flat fee? Can the lawyer estimate the cost of your case?
- City – Is the lawyer's office conveniently located?
Not sure what questions to ask a lawyer?
Here are a few to get you started:
- How long have you been in practice?
- How many cases like mine have you handled?
- How often do you settle cases out of court?
- What are your fees and costs?
- What are the next steps?
Want to check lawyer discipline?
It is always a good idea to research your lawyer prior to hiring. Every state has a disciplinary organization that monitors attorneys, their licenses, and consumer complaints. By researching lawyer discipline you can:
- Ensure the attorney is currently licensed to practice in your state
- Gain an understanding of his or her historical disciplinary record, if any.
- Determine the seriousness of complaints/issues which could range from late bar fees to more serious issues requiring disciplinary action.
